Seal King

Sealcoating, crack repair and pavement maintenance for driveways and parking lots are the focus at Seal King, which works around Andover, Minnesota, from 13419 Marigold St NW. The work is meant to protect asphalt and extend how long it lasts, and it serves both residential and commercial properties. The operation dates to 1991, when it started as a one-man residential driveway sealcoating business in Lakeville, Minnesota. Before hiring anyone for a sealcoating job, ask how the surface will be prepared, including whether oil stains are treated and cracks are cleaned out before sealer goes down. Ask whether crack repair uses hot-pour rubberized filler or cold patch, since the two hold up differently under traffic and temperature swings. Ask how many coats are applied and what the sealer is made of, because mixes vary in durability and appearance. For new asphalt, ask whether the pavement has cured long enough to be sealed at all. Ask how long the surface must stay off-limits to vehicles after the job, and how weather and temperature affect both scheduling and curing. A written estimate should make clear whether cleaning, crack filling and sealing are all included. For a commercial lot, ask how the work will be phased so parking stays usable, and ask what maintenance interval makes sense given the pavement's age and the traffic it carries.
